Corporate executives and board members have made several notable buys of their own stock in the opening days of May, including a big Wall Street name buying shares of Walt Disney . Director James Gorman bought 20,000 shares of the entertainment company for $2.1 million on May 8, according to securities filings and VerityData. Gorman's buy is something of an outlier among Disney executives this year, as two executive vice presidents have made small sales in 2024. Several other Macerich insiders have also bought shares in May. Pegram also bought shares in March.

Department stores — which were historically the most important real estate in the nation's malls — are a different story. Department stores are struggling to compete against new online direct-to-consumer competitors and smaller brick-and-mortar retailers that have been able to keep up with the ever-changing demand of consumers. Top-tier malls, known as Class A malls, are pivoting toward an experiential model, replacing department stores with grocery stores, casinos, gyms, ice skating rinks and, in some cases, even residential apartments. Lower-tier malls are feeling the effects of department store closures more acutely as inflation and economic pressures increasingly split consumers into two categories: luxury shoppers and discount shoppers. In San Francisco, Nordstrom said it would close its longtime store at San Francisco Centre in August, which will leave the mall 45 percent empty. Westfield isn’t the first mall owner to decide to leave a longtime downtown shopping center. Last year, Brookfield Property Partners relinquished Chicago’s Water Tower Place, the mall that anchors the Magnificent Mile, an upscale commercial district. More than half of the space in Water Tower Place is vacant, including an anchor store location that was a Macy until 2021, according to Cushman & Wakefield.
